The future home of Montgomery & Maple is officially taking shape in Norwood. Co-developed by PLK Communities and Birge & Held, this affordable, luxury-inspired community is being designed for adults aged 55 and older. Birge & Held Construction is leading construction at the former Quality Inn site at Montgomery Road and Maple Avenue, where early site preparation is now giving way to visible vertical progress.
A Fresh Perspective on Senior Living
Montgomery & Maple will bring together modern style, attainable housing and a strong sense of community. The development will include 178 apartment homes across two four-story, elevator-served buildings, with 112 one-bedroom and 66 two-bedroom layouts planned.
The community will serve income-qualified adults aged 55 and older. It will give residents an opportunity to simplify their lifestyles while remaining close to family, friends and the Norwood-area neighborhoods they know.
Designed for Comfort and Connection
Montgomery & Maple will offer thoughtful spaces that support comfort, wellness and connection. Planned amenities include a welcoming clubhouse with complimentary Wi-Fi, a 24-hour fitness center, a computer lab and business center, an outdoor gathering area and landscaped green space. The pet-friendly community will also incorporate accessibility features tailored to older residents.
A solar microgrid is planned to support long-term energy efficiency and sustainability. The community’s location near grocery stores, healthcare services, pharmacies, parks, the Norwood Branch Library and the Norwood Community Center will also keep residents connected to everyday necessities.
Transforming an Important Norwood Site
The development represents a meaningful reinvestment along Montgomery Road. PLK Communities has worked for several years to prepare the former hotel property for redevelopment, including environmental cleanup and site preparation completed in coordination with the City of Norwood.
Montgomery & Maple also builds upon PLK Communities’ commitment to the city. Following the successful redevelopment of Factory 52, the new community represents another opportunity to respond to a local need while supporting Norwood’s continued growth.

As the community’s builder, Birge & Held Construction brings extensive multifamily and affordable housing experience to Montgomery & Maple. Together, PLK Communities and Birge & Held are creating a community that balances quality construction, modern design, affordability and long-term value.
